About our Building Maintenance & Repair Diploma

The Building Maintenance and Repair (BMR) program prepares the student for maintenance technician positions in the residential, apartment, and hotel industries. Areas of study include air-conditioning systems, heating systems, installation of various bathroom fixtures, kitchen appliances, and plumbing components for water and drainage.

New construction of buildings and grounds requires technicians to
professionally complete installation of flooring, tiling, and roofing. Additionally, technicians will use the skills they have learned to erect walls, install sheet rock, prepare pools, and troubleshoot electric or natural gas water heaters, residential major appliance installation, plumbing, and electrical wiring. BMR technicians play a pivotal role in commercial and residential facilities maintenance and the myriad employment opportunities in the industry.

Objectives Include
  • Install electrical wiring, boxes, switches, and receptacles in walls.
  • Understand electrical symbols and electrical prints for load distribution systems and appliances.
  • Discuss procedures used for soldering and brazing tubing.
  • Inspect roofing materials for commercial flat roof buildings.
  • Complete an electrical power distribution panel using National Electrical Codes (NEC).
  • Troubleshoot common electrical motors using a multimeter.
  • Perform installation and testing procedure of electric water heaters
  • Install telephone and networking wiring, test lines using system testers.
  • Identify equipment used in Life Safety Systems, including battery testing.
  • Describe the basic refrigeration cycle.
  • List procedures used for bending copper tubing.
  • Describe a standing pressure test.
  • Explain how magnetism is used to produce electricity.
  • Install sheet rock, joint compound and molding for residential buildings.
  • Prepare interior and exterior wall surfaces for priming and applying paint.
  • Install kitchen cabinetry in a residential building.
  • Install kitchen faucets, water dispensers, and water drainage.
  • Install toilet plumbing, including efficiency toilets and shower supply.
  • Perform environmentally safe drain cleaning of sinks and toilets.
  • Install new or replacement tiles using adhesives and colored grout.
  • Perform basic troubleshooting on refrigerators and freezers.
  • Perform preventive maintenance on room air conditioners and heaters.
